Frequently Asked Questions
When is the best time to sell a home in Nashville?
Over five years of Realtracs data, Davidson County homes that closed in April, May, and June sold fastest, in a median of 7 to 8 days, at about 100% of list. That points to listing in March through May.
How fast do homes sell in Nashville right now?
The median Davidson County home went under contract in 17 days over the 12 months through September 2026, up from 15 the year before (Realtracs).
Does pricing really matter that much?
Yes. On my 52 listings from 2020 through 2026, homes that sold in the first week got a median of 100% of list price, while homes on the market more than 30 days got 95.8%.

No. Since the August 2024 rule changes, buyer agent pay is negotiated. Many sellers still offer to cover some or all of it to keep more buyers in play.
