How a Brentwood Home Sold $246,000 Over List Price in One Day
3112 Kottas Ct sits in Brookfield, one of Brentwood's established neighborhoods. When it came on the market at $955,000, it went under contract after one day and closed at $1,201,000. That's $246,000, or about 26%, over the list price.
I knew this house before I ever listed it. I represented the buyers when they purchased it for $910,000, so I already knew its layout, its condition, and what Brookfield buyers were paying. Then I helped them sell it.
At $955,000, the home sat under the $1 million search filter many Brentwood buyers use, and buyers responded: about 30 offers came in. That kind of competition is what carried the price $246,000 past the asking price.
What sellers can take from it
- A sharp list price draws a crowd, and a crowd sets the final price.
- Knowing the neighborhood's recent sales matters as much as knowing the house.
- The best results usually happen in the first week, so preparation before launch counts.
