How to Negotiate Repairs After a Home Inspection in Nashville

Why the Inspection Negotiation Matters

The inspection period is one of your last opportunities to:

• Address safety or structural concerns

• Ensure the home is in acceptable condition

• Avoid costly surprises after closing

In Nashville, where homes range from historic cottages to new construction, inspections can reveal anything from old wiring to builder punch‑list items.

Common Post‑Inspection Issues in Nashville Homes

• Roof wear and leaks: Common in older bungalows and historic homes

• Foundation settling: Tennessee clay soil can cause movement over time

• Aging HVAC systems: Units often near end‑of‑life in resale properties

• Plumbing problems: Especially in older East Nashville and Inglewood homes

• Electrical issues: Outdated panels or knob‑and‑tube wiring in pre‑1950s homes

Options for Negotiating Repairs

1. Seller Repairs Before Closing

   • Seller completes the work prior to settlement

   • Ideal for major safety or structural issues

2. Repair Credit at Closing

   • Buyer receives a credit to handle repairs after moving in

   • Gives flexibility in choosing your own contractors

3. Price Reduction

   • Purchase price lowered to reflect needed repairs

   • Works well for large projects buyers prefer to manage themselves

Strategies for a Successful Negotiation

• Prioritize Major Issues: Focus on safety, structural integrity, and costly repairs

• Be Reasonable: Avoid nit‑picking cosmetic flaws

• Get Estimates: Provide contractor quotes to support your requests

• Keep the Deal Alive: Negotiations should aim for win‑win outcomes

Nik’s Tip: In competitive Nashville markets, keep your requests focused on truly necessary items to avoid pushing the seller toward another buyer.
